One New Change is one of London’s premier mixed-use destinations, combining Grade A office accommodation, retail and restaurants with a publicly accessible roof terrace overlooking St Paul’s Cathedral. HartDixon was appointed by Landsec as Project Manager and Employer’s Agent for the delivery of a new roof terrace edge protection scheme and associated public realm enhancements, forming part of a wider programme of asset investment across the building.
The terrace sits within one of the City’s most sensitive planning environments, immediately adjacent to St Paul’s Cathedral and its protected view corridors, and remains one of the building’s most visited amenities. A late-night rooftop bar, a law firm requiring access to install supporting structure below, and a school opposite added a further layer of stakeholder and noise sensitivity around the clock. HartDixon had to balance safety, planning compliance, architectural quality and uninterrupted public access throughout.
HartDixon secured planning acceptance for a 2-metre-high frameless cantilevered glass balustrade in low-iron laminated glass with anti-reflective coating and graded fritting, concealing the supporting structure to minimise visual impact and protect strategic views of the Cathedral. The scheme was complemented by enhanced biodiversity measures, including an irrigated living roof seeded with wildflowers, and integrated safety features such as pressure mats and lidar sensors.
Delivered on time and on budget within a fully operational landmark asset, the project has improved safety and visitor experience while preserving the panoramic views that make the destination unique. The HartDixon team managed a technically demanding scheme in a live, high-profile environment where stakeholder management, design co-ordination and operational continuity are critical to success.
HartDixon is known for acting as a credible and excellent project lead. We will manage the team, administer the works both practically and financially to completion.
