HartDixon was appointed to provide Licence to Alter and Project Monitoring services for the tenant’s extensive refurbishment of an existing cinema. The project involved initial enabling works followed by a fast-track structural alteration and full refurbishment, which included the installation of escalators, glazed lifts, and a redesign of all public spaces in a high-quality Art Deco style.
A cutting-edge Dolby sound and laser projection system was installed, requiring the suspension of 420 speakers within the fibrous plaster ceiling, along with a movable ‘flying’ screen and speaker array. The refurbishment also featured new retail areas and concessions, including a striking cantilevered glass box overlooking Leicester Square.
In addition, all mechanical and electrical systems were replaced, and five auditoria were re-stepped and outfitted with premium electrically powered seating.
Beyond negotiating the licence works with the tenant and their representatives, HartDixon was tasked with conducting ongoing monitoring inspections. The project required close coordination with the tenant’s construction team to ensure timely provision of information and seamless integration of our inspections. Our robust reporting system kept the client well-informed throughout the project.
HartDixon is known for acting as a credible and excellent project lead. We will manage the team, administer the works both practically and financially to completion.

Chris joined HartDixon in September 2014. He was previously at Rider Levett Bucknall and Lambert Smith Hampton, where he gained extensive experience in the commercial property sector with a strong focus on contract administration and dilapidations across a variety of sectors.
