Acting on behalf of the landlord, we prepared initial dilapidations assessments over a year prior to the lease expiry to develop an effective exit strategy. We assisted with the tenant’s exit works, including thorough validation of service installations. Despite the property’s poor condition and significant reinstatement requirements, we successfully negotiated a settlement of £550,000, achieving 30% of the original claim.
