Our focus is on streamlining the consent process while addressing key areas of concern that could impact the landlord, such as compliance issues, structural modifications, and potential disruptions to other occupiers. This is especially crucial in buildings with specific restrictions, such as heritage properties, high-rise developments, or multi-occupied buildings.

Over the past decade, HartDixon has assessed, monitored, and reported on a wide range of tenant works, from cosmetic CAT-B fit-outs to major refurbishments involving comprehensive mechanical, electrical, and structural modifications across all property sectors. Our portfolio includes a diverse range of properties, such as heritage residential townhouses and modern offices, spanning 120 properties across London and the South East, including landmark buildings in Central London.

A key challenge in our RCA work is navigating rising construction costs and volatile inflation, which complicates the assessment of liabilities. For example, properties with heritage features, such as hand-painted ceilings or in-built sculptures, require specialised consideration to ensure the reinstatement costs fairly reflect the liability without overburdening the landlord. By understanding insurers’ approaches and preemptively managing these challenges, we provide thorough and accurate assessments that safeguard landlords from unforeseen costs.

We have also implemented effective strategies to manage tenant reinstatement liabilities, particularly where works are concealed or incomplete. By thoroughly documenting findings, managing tender processes, and liaising with all stakeholders—including landlords, tenants, and solicitors—HartDixon ensures that tenants are held accountable for their liabilities, protecting the landlord from unforeseen expenses.

With over 25 years experience in all building surveying activities, he specialises in professional services, in particular dilapidations consultancy, project monitoring and due diligence, working for both public and private sectors. Before joining , Huw led the national dilapidations team within GVA Grimley (now Avison Young) and Lambert Smith Hampton before that, working throughout the UK and Europe.
