A Cat B refurbishment of approximately 4,000 sqft of commercial office space over two floors, alongside a major refresh of the common areas.

HartDixon was instructed to undertake the Cat B refurbishment of the second and third floors of 7 Heddon Street in London. Our client’s aim was to develop a high-end office space with a ‘plug and play’ solution for new tenants to move into with ease. HartDixon worked alongside the design team and fit-out contractor, Thirdway, to achieve a high-quality finish that maximised the potential of the floor plates. The result was a striking renovation with revived finishes, new joinery, glazed partitioning, new lighting and new air conditioning. An upgrade of the WC finishes was provided to fit this modern and market-ready space.

This successful development has seen a significant improvement in the EPC ratings, from D and E respectively to an EPC B rating. Our client and their letting agents have received significant early interest.
