HartDixon was engaged from inception to completion for a cladding remediation project to an existing residential block in Edgware, on behalf of Betterpride Ltd. Our appointment covered the full project lifecycle, including the funding application, planning, project management, monitoring and remediation works.
The project was driven by updated building regulations governing cladding, making the works a legal requirement. A key challenge was the presence of an occupied retail unit at the base of the building, which required extensive negotiation with the tenant and the local council to secure access and satisfy health and safety requirements, including a formal licence to access. Further negotiation with the local authority was needed to close a lane on the adjacent road to allow access for scaffold deliveries.
The planning process proved demanding but ultimately resolved smoothly, allowing works to proceed without disruption once on site. Throughout the 22-month programme, both the residential and retail occupiers remained in situ, requiring careful ongoing management of live health and safety considerations alongside close engagement with residents and leaseholders. Despite these operational complexities, the project was delivered fully in line with the latest building regulations, completing on time and on budget.
