This project involved the delivery of a 21-week Cat A+ fit-out across levels 2 and 3 at The Harewood, Mayfair, preparing two previously vacant floors for future leasing while upgrading the reception and communal areas of the building. Works included the refurbishment of WCs, stairs, lift lobbies and lifts, alongside the creation of a new reception space.

The reception presented a particular logistical challenge, as it forms the sole point of access and egress for the building. All works within this area therefore had to be carefully phased to maintain uninterrupted access and safety compliance throughout the programme. To minimise disruption to existing tenants within the occupied building, construction activity was conducted out of hours.

The project also incorporated improvements to the building’s exterior, including a new automatic entrance door, bespoke signage and a programme of cleaning, repairs and planting to enhance the property’s street presence.

In addition to elevating the aesthetic quality of the space, the project delivered a significant decarbonisation of the building services. The existing gas-fuelled boiler was removed and replaced with a roof-mounted air source heat pump, supported by a hybrid VRF system to improve operational efficiency and reduce carbon emissions. Co-ordination of the new roof plan within a constrained rooftop environment required detailed planning and close collaboration between the design and delivery teams.

High-quality finishes were introduced throughout, including magnetised herringbone timber flooring across both floors and a statement reception featuring a curved marble entrance, mosaic marble flooring with brass inlays, bronze arches and a bespoke walnut and marble desk. Delivered within the constraints of a live building, the scheme required careful coordination with the design team, building management and stakeholders to ensure seamless delivery.
