The Pearce Building

The Pearce Building is an eight-storey commercial office property prominently located in central Maidenhead, near key amenities, including Maidenhead Railway Station, which offers Crossrail connections to London. The property faces the A4 and includes two levels of underground parking and shower facilities for tenant convenience.

The Pearce Building posed a unique challenge for HartDixon’s team due to the limited information available in the data room and operational and maintenance (O&M) manuals, a somewhat unexpected situation for a relatively modern building. This lack of documentation required the surveyors and consultants to draw extensively on their expertise to compile a thorough and reliable report for the client. HartDixon’s team performed an exhaustive Building Survey as part of the Technical Due Diligence, ensuring that the client had all necessary insights for the acquisition.

Following the acquisition, HartDixon was further entrusted with managing the refurbishment of three vacant floors within the building. This refurbishment not only increased the building’s marketability but also improved its functionality for prospective tenants, ultimately enhancing the asset’s value.
