One of the key challenges in conducting RCAs is accurately reflecting liability at a specific point in time. With varying fit-outs, including categories, demises, and serviced offices, distinguishing between what belongs to the landlord and what is the tenant’s responsibility can be unclear. In this property, each floor and retail unit has different fit-outs, making it difficult to determine what is included or excluded. We invest time in understanding the insurers’ perspectives and their approach, ensuring that the RCA accurately reflects the insurance liability.
