45 & 47 Charles Street 

HartDixon was requested to provide our services for Party Wall matters for construction works at 46 Charles Street, HartDixon were appointed to act as the adjoining owner’s surveyor as set out in The Party Wall etc Act 1996. 

HartDixon was appointed to act as the adjoining owner’s party wall surveyor via ‘ex parte’ in accordance with the Act. Once notices had been served on all the relevant parties, HartDixon reviewed the construction works, which comprised of significant structural alterations and steels being installed in the party walls. We swiftly scheduled in an inspection to undertake a Schedule of Condition with the appointing owner’s party wall surveyor. The Schedule of Condition was then drafted and agreed between both parties. Following our review of the construction works and the associated drawings provided, we agreed upon and finalised the Party Wall Award. The appointing owner’s party wall surveyor then contacted us to inform us of further works being proposed which comprise of a rear extension. The scope of works and associated drawings were then received and reviewed. 

Our main concern was the level excavation and foundation depth, which we sought further information. Following these discussions with the appointing owner’s surveyor we were satisfied with the works, having no further concerns we agreed for new Foundation Notices to be served and appended to the Party Wall Award.
